    Pros

    As a new agent I appreciated the initial training, having a manager on site that was there to answer questions & provide support (rather than sell) and weekly trainings in the office. The recognized brand is also helpful.

    Cons

    The commission split is low compared to other brokerages. I considered this a trade off for the support I was receiving however, it made it difficult to survive with a few initial transactions.

    Advice to ManagementAdvice

    Continue to offer the great training. Allow for quicker increases in commission...maybe after the first transaction?

    Pros

    All employees are super friendly and always willing to help you out, answer your questions, and make sure you're having a good time. Some of the employees graduated from Baylor and so they talk about Baylor a lot. They're willing to work with your school schedule and are very flexible. Some days you are swamped with errands, but most of the time you're free to do your school work while you wait for an assignment.

    Cons

    I had to drive around the town a lot, running all kinds of errands for everyone. But luckily, Waco is a small town.

    Pros

    Brand recognition. That's it.

    Too much out of pocket both in time and money.

    Nothing provided for your success beyond long classroom setting training.

    Much of the initial training is elementary. Many of us in those classes noted the same, as if they were teaching people the basics of what most would consider common sense. Beyond that, many of us were turned off by the inauthentic ways of dealing with people, akin to neuro-linguistic programming others.

    Percentage to agents on sales no comparison to smaller brokerages.

    Broker receives a salary ... CB corporation receives the commission. Broker has little incentive but to make headcount for his/her office with sights set on corporate promotion out of the brokerage and a raise in salary.

    Charging the agents for nearly everything, except their first name tag and pack of business cards. Again, no incentive if the agents are already paying for everything that they could purchase on their own.

    Advice to ManagementAdvice

    Should not use real estate sales techniques to sell agents on the brokerage, especially new agents. If you are an agent, you know what that means. That is not how to build loyalty in an agent.

    Also, give new agents 1-2 years without fees, even if that means via employment agreement. Invest in them rather than the current corporate structure. Help them succeed and give them incentive to stay with CB long-term.

    Pros

    A lot of training and support, especially for new hires.

    Cons

    As technology expands, CB is trying to stay on the cutting edge and jump in front of many other companies. The problem is, that with each of these expansions, there is a trickle down cost to the independent contractors (sales agents) in the company.

    Advice to ManagementAdvice

    Stop increasing the amount of $$ taken form each agents profit. We spend so much time and energy on our clients, in the field with them and behind the scenes of transactions making sure we get from showing, to sale to close. I often feel like I make minimum wage when I add up the hours worked on a sale and look at the actual commission made.
