I’ve been living at this condo complex called Countrywood Estates for over 12 years that’s managed by Lordon Management. There has been at least 1 person, and sometimes up to 3 different people living in their cars in the parking lot the entire time I’ve lived there. The HOA finances are at 15% funding, and are actively being defrauded by contractors for Lordon Management that are also affiliated with the current HOA board members. There’s nobody you can complain to, and there’s no money for security, roofs, or sidewalk repairs so the HOA dues which are already at $420 a month will definitely being going up again next year. There’s building inspections every year that require you to be present for them and if you’re not present for these inspections Countrywood Estates will fine you. If you try to contest these fines you can’t run for a seat on the board of the HOA because according to our HOA rules people with unpaid fines / assessments can’t run for a seat on the HOA board. If you do not contest the fines and try to run for a seat on the HOA board you will get “accidentally” left off of the ballot so you’re better off avoiding this situation by not purchasing a condo here. The HOA board at Countrywood Estates finds creative ways to impose fines on people in the hopes that the condo owner doesn’t check their snail mail because under California Civil Code § 5705 and § 5710–5720 the HOA can foreclose on a debt as low as $1 after 12 months, or they can foreclose after 30 days on any debt over $1,800 also the HOA does not legally have to call you, email you, or even properly serve you with a court summons because under California law no court is needed; the HOA can use a non judicial foreclosure. Then the HOA can legally sell your condo at auction for as low as $1 and the current board members of Countrywood Estates HOA have already acquired several properties here using this exact process by using their family members as proxy buyers. If you buy a condo here you risk losing your entire investment.
