Pros
Good commissions provided you can list equipment that gets the phone to ring. good training and support from knowledgeable folks who've done it
Cons
You are on your dime until your stuff sells. No financial re-imbursement for anything till you sell something. You better have at least 3 months worth of $ to get "ramped up". Too much emphasis on getting listings vs. selling what you have. You need to be working in an economically viable community where there is a lot of new construction going on.
