Pros

At this point there is nothing I can say that is a good thing Opteon is doing for their appraiser work force.

Cons

Low fees. I went from getting a 65% fee split to a 45% fee split in less than a year. They took away the 401k, license reimbursement, CE reimbursement, and lowered the cell phone/gas/office reimbursements. Opteon forces you to take HR classes that have nothing to do with appraising. An example would be sex trafficking, how to spot it. Opteon is constantly influencing valuations when there is a “sale price/value variance”. Opteon is implementing their own software to do reports from your cell phone, and the cost is coming out of our fee split. This is becoming mandatory. Opteon has a prepackaged clone that has generic verbiage like “typical seller disclosures provided” for the contract section. They have moved to a 6 day work week and expect us to work Sundays. If I have an inspection on Saturday, it’s due on Monday. The compensation arrangement is a joke. If you don’t make the quota for your two week pay check, they front you the salary and it is taken out of your next check. So, if they don’t send you enough assignments to cover your salary, you owe them in the next check, and then are flooded with assignments that they expect all to be turned in the next day. Bottom line this company is destroying customary fees and pushing their work force to work over time, nights, weekends, holidays, ect. I had to take time off for a funeral and ended up working on the ride between the wake and church. I have been told many times to use my PTO to make up for the lack of work assigned to me. Right now it seems they are getting so much of the lender work , that other companies are not hiring and other AMC’s who actually pay a decent wage have lost 80% of their volume. I made roughly $100k with an AMC one year and they next year I barely received $20k. This year I won’t even get $10k from them. Opteon is definitely disturbing the appraisal industry and not for the good of their appraisers but for the good of their corporate profits.

Pros

Your immediate supervisor will respond and seem to want to help, But!

Cons

Utter lack of communication above your immediate supervisor. Your immediate supervisor will work to help, but I believe their hands are tied. Same with IT department - They are overworked, underpaid and it is a doo more with less, and if you do not your to blame. They are after the larger lenders, they care nothing for the ones in the trenches doing the work they get paid from. They have degraded the Appraiser profession and continue to degrade it until you are no longer a Professional but just a McDonald's line employee. They have withdrawn their 401K contribution, cut Appraiser fees by 25% plus their technology fee is a 50% cost to the Appraiser which pushes their contract % below the contract amount. Provided computers but no software 7 months later the computers still sitting unused.

Pros

Some of the lower ranked employees are some of the best people you will ever meet

Cons

This used to be a family company but it grew, bought out several smaller companies, and has had three rounds of layoffs within less than a year of 20+ employees each round. Including people with the company for over a decade. Very little room for growth and even if you are promoted, they will demote you with little reason or find ways to not pay you to compensate for the amount of work you are doing. They pretend to have your back while jotting down notes to stab you in it. They do not care about people's families or what you have to lose, just how to bleed you dry and then cut you loose once they can not use you anymore. Average pay and benefits.
