Twelve homes in Worcester, which had stood empty for six years, have now welcomed their first residents. Working closely with Worcester City Council, Bromford has brought the scale and resources needed to take ownership and transform them into much-needed affordable homes. With 3,910 families on the waiting list last year in hashtag#Worcester, this is another important step forward in supporting housing solutions and creating safe, secure places for people to live. One of our customers, Samantha, is just moving in, and she shared the impact it’s going to have on her “It's going to revolutionise my whole life. I've got a garden, which is incredible. Every part of the house services my needs, and I can just see me being really, really happy here.” These 12 homes at Birch Meadow offer social rent and shared ownership options, providing valuable opportunities for local people to settle into secure, affordable housing. #UKHousing #SocialHousing #Worcestershire
With 1.33 million households currently on local authority waiting lists in England, and a shortfall in affordable housing, landlords need to make sure every home is there for the people who really need them. In 2024/25, we: > Recovered 73 homes that were being misused > Blocked 7 fraudulent succession claims > Refused 11 Right to Buy applications due to ineligible or unverifiable circumstances > Commenced legal action in response to unlawful subletting cases, with total claims amounting to £37,000 These are homes that are now back with people who truly need them. Landscaping Operative Paul McFarlane shares his story this Armed Forces Day. Paul joined the Army at just 16 and served for 23 years, reaching the rank of Senior Non-Commissioned Officer. His military career included seven tours in Northern Ireland. On returning to the UK, he brought his skills and discipline to a range of roles, including working with children in care. Reflecting on his experience, Paul said: “The military taught me many important lessons: timekeeping, making judgement calls, management skills, organisation, attention to detail, and the ability to work under pressure and meet tight deadlines. These skills have been instrumental in every aspect of my life.” We value the dedication, resilience and experience that ex-armed services personnel bring to our organisation and are working towards achieving silver accreditation in the Armed Forces Covenant. Our partnership with Senze is giving customers better insights into how they use energy, helping them spot patterns and make changes. At the same time, it enables us, as their landlord, to plan more effective, data-driven retrofit upgrades. More than 100 homes are now equipped with discreet smart sensors that capture temperature and humidity data. The data is analysed and shared through an app, giving customers insights into how their home is performing. These insights help customers identify simple ways to enhance comfort and reduce energy use. For Bromford, the information supports a more strategic approach to retrofit planning, ensuring improvements are targeted where they’re needed most. “Using real data means we aren’t relying on assumptions," said Michael Craggs, Development & Asset Management Innovation Lead at Bromford. "We can make smarter decisions that are genuinely based on how the home is performing, avoiding unintended consequences from traditional retrofit methods.” For customers like Stacey Ellis, the goal is simple: lower bills and a warmer, more efficient home.
